Designing a Destination, Not Just a Building

Architecture at Mall of IMARAT is approached as a functional framework rather than a visual statement alone. The design has to accommodate movement, commercial activity and different ways of using the destination while maintaining a coherent architectural identity.

That framework is most visible in the details: how wide the corridors are, how people move between levels, and how specific commercial spaces are defined within a floor.

Two Towers, One Destination

Tower I and Tower II are coordinated components of Mall of IMARAT, sharing a broader architectural identity and commercial environment within the development.

Six Principles Behind the Design

01

Purpose Before Appearance

Function is considered alongside visual identity.

02

Connected Rather Than Isolated

The Mall is planned as part of IMARAT Downtown.

03

Designed Around People

Movement, comfort and navigation influence the environment.

From the approved planThe approved plan shows 8-ft corridors, four passenger lifts and two stair cores on the referenced floor.

04

Business-Focused Planning

Spaces support retail, workplaces, suites and shared use.

From the approved planThe plan identifies a dimensioned Business Centre at 64'-6" × 27'-0".

05

Flexible Commercial Environment

Planning accommodates different commercial requirements.

06

One Destination, Two Towers

A shared architectural identity connects the overall concept.

A Measured Framework

The approved drawing shows the following bay dimensions:

17'-6"  ·  26'  ·  26'  ·  26'  ·  12'-6"  ·  22'-1"

A structural grid provides the underlying framework around which spaces are organised. For a commercial environment, that relationship influences how internal areas can be planned around structural elements.

Circulation & Vertical Movement

8 ftCorridors

The 7th-floor plan shows 8-ft corridors forming part of the internal circulation framework.

Commercial buildings are experienced through movement — between entrances, lifts, corridors, offices, commercial spaces, shared areas and exits. The corridor network is part of that experience.

The Business Centre

That level of detail is what makes an architecture page useful to office users, businesses, architects, consultants and commercial investors rather than only to casual visitors.
